One flat monthly rate for the HVAC in every rental unit. No surprise repair invoices, no chasing a contractor on a Saturday in July, no owner approvals for every service call. Covered repairs, twice-a-year maintenance and priority service for one predictable number per unit.
Each of these lands on the owner statement with no warning. What it costs here in the Upstate:
A service call plus a $300–$400 repair adds up fast.
The usual range for a full system in the Upstate.
Two tune-ups a year, before any repair.
Over half of repair requests need help within 48 hours.
| System age | Est. yearly repair + maintenance | On the plan | What it means |
|---|---|---|---|
| Under 10 years | $500+ | $49/mo ($588/yr) | Cheap until it isn't. One motor or board call doubles the year. |
| 10–15 years | $800–$1,000+ | $69/mo ($828/yr) | The parts warranty is usually gone and repairs come more often. |
| 15+ years | $1,500+ | $89/mo ($1,068/yr) | You're paying to keep alive a system that will need replacing anyway. |
Elevate estimate from our Upstate pricing, including $200–$300 a year of maintenance. Bad years run well above these numbers; the plan price doesn't move.
Pick any 10 units in your portfolio. We inspect each system and give you a capital-expense report: age, condition, remaining life and the likely replacement year for every unit. You keep the report whether or not you enroll a single unit.
Parts and labor on covered repairs with no service fee. Refrigerant is included to recharge a system after a leak is repaired (up to 5 lbs per repair).
A spring and fall tune-up on every unit, drain lines cleared. Filters stay the tenant's job under the lease; a dirty one gets flagged in your report.
A technician within 24 hours on working days, peak season included.
When a system is done, up to 20% off our standard replacement pricing, with financing available.
Written findings and photos after every call, ready for the owner statement.
Your choice. Let residents call us and we schedule, fix and report back, or keep calls coming through your office.
A photo-documented check at turnover, so you know the system's condition between tenants.
Every unit on one bill. Add units anytime.
Greenville-based, licensed and insured. A team you can call by name, not a national call center.
Every unit gets a baseline inspection before coverage starts, and any existing problems are fixed first. The $99-per-unit inspection fee is waived on a 12-month term (owed only if the unit cancels early).
A second heat-and-air system in the same unit is $25 a month, whatever its age. It gets the same inspection, tune-ups and coverage as the first.
Add the tank water heater for $20 a month. We flush it once a year at a tune-up and repair elements, thermostats, gas valves, igniters, anode rods and relief valves at no charge. Tank replacement isn't covered; we quote it instead.
Two tune-ups a year plus member repair rates, without repair coverage. A fit for owners who want the basics, or systems that don't pass inspection yet.
Pay the year up front and get one month free. Each unit runs on a 12-month term that renews automatically.
A technician within 24 hours on working days, or that unit's month is free.
If the same covered problem comes back within 30 days, the return visit is free and that unit's month is credited.
Our first five property-management partners keep today's prices for 24 months.
Addresses and any system info you have. We price the portfolio.
A baseline visit at each property, scheduled with your tenants, so we both know what we're covering.
Per unit, on one bill.
If you want them to. We handle the scheduling, the repair and the report.
Compressors, coils, heat exchangers and reversing valves stay on the manufacturer's parts warranty, not the plan; we still cover the labor, up to 4 hours per repair. Water heater replacement (including a leaking or failed tank) isn't covered. Also not covered: refrigerant without a repaired leak, refrigerant for R-22 systems, tenant damage or neglect, storm, surge and pest damage, ductwork, and work done by anyone else.
Every unit is inspected first and existing problems are fixed before coverage starts. Systems 15 years and older join at $89 a month once they pass. Systems near the end of their life get a discounted replacement quote, or can start on Maintenance Only.
Each unit is on a 12-month term that renews automatically. If a property sells or leaves your management, tell us and we'll work it out with you and the owner.
Greenville, Spartanburg and Pickens counties, and northeastern Anderson County. Send us your unit list and we'll confirm every address.
Each additional heat-and-air system in the same unit is $25 a month. Tank water heaters can be added for $20 a month: an annual flush plus covered repairs to the parts that wear out. Replacing the water heater itself isn't covered.
No. It's a service plan from the HVAC company that does the work, with no claims department in the middle. Terms are set out in a written service agreement.
